Help shape outline proposals for a new neighbourhood of up to 150 beautifully crafted homes set amongst extensive landscaped public open space west of Goose Lane, Lower Quinton.

Award-winning homebuilder, Barratt Redrow, is preparing outline proposals for a landscape-led development to the west of Goose Lane, Lower Quinton. The proposals include extensive new landscaped public open spaces and a site to facilitate the expansion of Meon Medical Centre.

The proposed development includes: 

  • Up to 150 beautifully crafted homes. 
  • Including homes from the company’s premium Redrow brand, featuring high-quality designs inspired by the Arts and Crafts movement.
  • 35% of homes provided as affordable housing including shared ownership homes that would appeal to first time buyers. 
  • An opportunity to provide bungalows as part of the housing mix. 
  • A landscape-led approach to development, including the creation of extensive new areas of public open space with landscape planting, providing a permanent and enduring green boundary to maintain separation between Lower and Upper Quinton.
  • Retention of existing mature trees and the vast majority of hedgerows, bolstered by additional planting. 
  • Existing public right of way on the site boundary retained and enhanced with connections to a new network of walking routes within the extensive new public open spaces.  
  • The provision of a site for the expansion of car parking facilities at Meon Medical Practice, as well as an opportunity to connect the medical centre to the foul drainage system proposed as part of the new development. 
  • Financial contributions to support local services and community infrastructure.
     

Community consultation

Barratt Redrow has appointed a team of professional consultants to prepare an outline planning application for the development at Goose Lane, Lower Quinton.

As part of this process, this website has been created for members of the community to view the emerging plans and to provide feedback. We would like to hear the priorities and aspirations of local people and prospective residents to help shape the emerging plans before we submit an outline planning application to the council.

Please ensure feedback is submitted by midnight on Friday 4th September 2026 to ensure that it is taken into account as we prepare to submit our planning application.

What is an outline planning application?

An outline planning application establishes the broad principles of development, such as access arrangements, illustrative masterplan, number of homes, community facilities, and general extent of development.

If outline planning permission is granted, a detailed planning application called reserved matters would then be prepared for the development. This would include further detail such as architecture, materials, detailed layout and landscaping. Both outline planning application and reserved matters are subject to statutory consultation carried out by the Local Planning Authority (Stratford-on-Avon District Council).

Outline planning application

Autumn 2026

We will submit an outline planning application for the proposed development to Stratford-on-Avon District Council. This website will be updated with information about the submitted plans and email notifications will be sent to all who have opted-in to receive them advising of the outline planning submission.

Statutory consultation

Autumn/winter 2026

Stratford-on-Avon District Council will carry out Statutory Consultation on the submitted outline plans, seeking feedback from statutory bodies such as the local NHS Integrated Care Board, Local Education Authority, Highways Authorities, Natural England, the Environment Agency, and members of the public.

Outline planning application determined

The council will make a decision on our outline planning application.

Reserved matters planning application

Estimated 2027

Should outline planning permission be granted, we will then prepare a detailed reserved matters application for the development. This would involve further consultation prior to determination.
