The circa 9 hectare (ha) site is located on the western side of Goose Lane. It comprises two irregularly shaped arable fields defined by hedgerows and occasional mature canopy trees. These are identified as Quin 18 and Quin 19 in the District Council’s Strategic Housing Land Availability Assessment (SHLAA).
The site’s northern boundary adjoins existing residential development in Lower Quinton, with Meon Medical Centre located at the north-east corner. To the east, the site is bounded by Goose Lane from where access is taken.
A public right of way runs along the western boundary of the site. This will be retained as part of the development proposals.
The site is identified in the SHLAA as being “Likely to be deliverable” with both parcels assessed as being suitable, available, and achievable for development within the next 1–5 years.
As indicated in the SHLAA, development would be focused on the northern portion of the site, ensuring the provision of a permanent and enduring green boundary maintaining the gap between Lower and Upper Quinton.
